The design and interior patterns are misaligned. The quality of internal materials is subpar, including the cooking stove, microwave, mirrors, and the paint on cabinets and doors, which is peeling off. The outdoor patio flooring and front patio paving are poorly finished, with numerous cracks and uneven surfaces. Additionally, the exterior windows have incomplete coverage, Bath room tiles have permanent scratches at the time of handover including the tub and it never fixed nor the builder is willing to fix after multiple requests. Major problem the service request are not addressed on time and they are closing the tickets without resolving.

Overall, in the warranty/service process, I feel that the communication was poor and that [name removed] company didn't back me enough to get the best solutions/service from contractors. Adding some details below: Some of my points/questions in my emails with the shaddock rep were not addressed. More specifically, as this house plan has roof dead valleys which leaked due to improper flashing/sealing (poor workmanship), my request about taking additional measure like adding membrane as a permanent fix wasn't considered and not acknowledged. Reason being these are pretty steep dead valleys and "sealing" alone wouldn't fix permanently. I have spoken with some other roof companies who recommended adding a cricket or adding ice and water membrane. I mentioned about the membrane to my shaddock point of contact but it wasn't acknowledged. The warranty portal doesn't contain any details or documentation/evidence of the work done. Some examples: there was a warranty request about chipped concrete which was closed without explanation. Also, there was request to address standing water which the warranty rep said it was complete but there was no work done and I don't know why it is left out. I am unable to get any explanation on that. Lastly, some situations related to the construction on one side of our house by shaddock caused confusion and frustration, not necessarily because of construction work but because of lack of communication again. I had to reach out to the builder and warranty rep several times on couple of issues but the responses were ambiguous most of the times. I still have the drainage issue on that side of the house (also found in the recent inspection) and also some parts of the lawn was ripped out and not reinstalled properly. These type of things happen during construction but my problem is I don't know if the work is yet to happen or is it done and the lawn company ignored my side? No idea. On a positive note, the sale process was easy and some of the warranty requests were handled straight forward, however the above mentioned items caused dissatisfaction for me hence my honest feedback. I recently got the 11th month inspection done and several things were pointed out, I am skeptical about the type of cooperation I would get for resolving those. Fingers crossed.

We selected Shaddock Homes because of its reputation as a home builder whose workmanship and quality standards are higher than other regional builders. We absolutely love our floor plan. We love the sales representative we worked with, [name removed], who guided us throughout the process. However there are few things we really are disappointed with. I was told our home met city standards of insulation. Yes, mostly, but failed majorly at providing required insulation around rooms with exterior walls. During cold weather, our house has atleast 25 plus degrees of temperature difference due to cold air seeping out of outlets, under cabinet areas and corners of office and living rooms. Second, we are disappointed with the vendor who did our LVP flooring as a lot of the flooring material has come up, started pointing upwards around corners or showing gaps. It is not one or two areas, but clearly due to poor workmanship. We expected better. Third, minor upgrades that are pretty basic for other builders were not provided. It wouldn't cost much for [name removed], but would definitely up our customer satisfaction level. For example, better quality doors as standard, better quality tile selection that comes as builder grade flooring for all living areas. The design consultant did an extremely poor job of explaining our options. She was in a hurry to end the first session and barely paid attention during our 2nd. We wish we had a better design consultant who explained to us the options during the design stage. Another feedback is regarding the choice of shrubs and bushes that's builder provided. I would expect [name removed] to provide native Texas plants. We got a few shrubs that are considered invasive and are not Texas native plants. These are little things that you can change without affecting your bottomline.. Thanks for soliciting the feedback. Regards, [name removed]

The warranty service/customer service has been rather underwhelming. When issues are reported, the first response is deniability even before they try to understand them. It just feels like saying to you, it's your house fix your issues. When you send complaints to the portal, it takes forever to hear a response back.

Quality of work is bad. See a lot of crakes. Lot of noise when walking on second floor. I see some uneven on the walls. Main door is leaking heavily when rains. Second floor is not even and many more.

Likes : Sales manager made the contract process very smooth. All the spec and community specific details were given upfront. Always approachable for the question/clarifications. Design studio available for up front visit. Design manager was very helpful with references of the colors. through out the build process, updates were provided. Dislikes lot of things were missed during build ex: [name removed], pantry shelfs, and we had to point the specs to get it corrected Some design options like spout , soap niche was added during design even made payments but removed later some options added in design and discussed in builder meeting were missed during construction and were added corrected later made properly like extended mantel, lights, some switches Not many options to choose from designs countertop granite quality is very bad. movin was not very smooth we had to ask builder multiple times even for the things initially agreed

The house is not overly decorative and has a sturdy quality even with standard features. This house is very comfortable to live in. Maybe it's not related to [name removed] itself, but I was surprised that the timeline of construction became about 6 months shorter than it had been said when I signed the contract. My family needed to rush everything to move in.

We had the most pleasant experience right from custom home visit, negotiation, process, build, inspection and handover. [name removed] was our sales agent that we interacted with and [name removed] was the building manager. Both of them were so professional and took great care of us as we were first time home buyers. They were not pushy, they understood our constraints and provided recommendations/options that helped us build our home more than we imagined. [name removed] was very thorough with the quality of work that was evident from the output and results of inspection where the 3rd party inspector couldnt find any major issues. [name removed] was also flexible and explained every bit thoroughly and he noted few things that even we as owners missed during inspection and fixed them. [name removed] always looked out for us and was very proactive and pleasant to work with.

[name removed] and [name removed] were great. There are some minor inadequacies with this like caulking/sealing. Also, many of the circuit breakers frequently trip likely due to the new type of breaker that was used.

We were living in New Jersey about a year ago when we started the process. Ordinarily, we would have expected some hitches due to the distance, but the purchase experience was 5 stars. [name removed], Sales Manager (Creekside/The Enclave), was particularly world-class. She guided us through the process and provided updates very often and promptly. Our concerns when they arose were addressed promptly. The Project Engineer, [name removed], was also great and provided answers to every question we asked. He also accommodated the requests we had. Overall, it was a very great experience we had.
