Design center should be better. there was lack of communication and expertise related to design center. [name removed] was awesome. Due to covid it got delayed but all are good. I can 100% recommended to my friends and family only thing is I did not like design center process and communication was not helpful and was not good at all.

I have no dislikes. The warranty manager [name removed] has been very responsive and helpful. He attends to all our issues promptly and keeps me informed on the progress. Thankful to have him.

I would like to thank [name removed] homes for providing us a home in this challenging market, and will definitely recommend it to my friends and family. Although it took a long time to from signing the contract to closing , approx.18 month, the journey was not so pleasant. I would like to highlight a few experiences that could have been better managed. 1. There were a few small request from us that were never accommodated: We asked for an extra plug point in the study which wanted to pay for, and we were told that the pervious construction manager ( [name removed] ) never entered an order for it. Our repeated request to correct it were ignored. 2.We were offered an upgrade by sales on all aspects of the home, but we were never offered the upgrade on the light switches. When we discovered that the old toggle switches were installed and requested it to be upgraded to the rocker switches , as it was basic in todays homes, we were told that it was clearly mentioned in the contract, when in fact there were several other items in the contract that we were asked to ignore at the time of signing. I only wish this upgrade was offered to us and included in the overall cost. 3. The HVAC and the gas connection meter was installed right in-front of the patio. We see several homes that have the HVAC, the gas meter and the drain pipes installed on the slides of the homes. We had requested the teams that placing this in front of the patio will hamper our patio concrete extension plans , but we were told that it is as per the city rules and cannot be moved. This could have been planed better and had we know this in advance, we could have chosen a different site. 4.Now that we have moved in , we have raised a few warranty request. Please review those request for additional details. These are specific to quality. 5. We also noticed that there were no drawers provided below the sink in the master bathroom and no coat closet was provided. Almost all other homes in the community have it, i wonder why it was not included in our home. 6. The paint in the bathrooms is not waterproof, but the paint in the closet is waterproof. is this intentional ? All other expects were great, thank you .

Though there were delays due to Covid. [name removed] team was very professional in communicating construction progress and patiently answering all our questions. Being a first time home owner, i was really impressed with Sales team " [name removed]" Construction Manager "[name removed] in helping me understand nuances of construction through out of the project. Note: Requesting warrranty team to fix my Garage panel and sensors.

1) The sales manager was polite until we signed the contract. When the design selections began, the Shaddock Design Center was not responsive at all. They did not provide us inputs to our questions until 3-5 days in a row, and on the other side the sales manager kept pressurizing us to penalize if we do not make the selections within 15 day time period. Unfortunately that was the worst experience to begin with. 2) We selected a floor plan while signing the contract. The construction manager and his team made wrong drawings, which resulted in missing a window in kitchen. We pointed this at the framing stage, and were hoping that they would fix the error. In return, we received a rude feedback that this is what you signed up. We never signed their construction drawings. We only selected the floorplan which had a window in the kitchen. This was another frustrating experience. 3) There were 20 requests made to give us around 60 day notice before the home is ready for move in. It turns out, the construction manager gave a 25 day move in notice. That created a big hassle on our end. We paid penalty for moving out early of our apartment. Now that everything was ready to go, two days before the final walk day the construction manager mentioned that the closing will be further delayed by one more week due to winter storm. That caused even more damage on our end. We were technically home less for a week. The builder did not show any sign of support for example, on the contrary the sales manager mentioned that "consider yourself lucky to get a home so fast. Many people are waiting for getting their home built." We paid you to get this home and it was not a luck to get what we paid and agreed for! Again, a very bad experience. 4) Before the walk, we made some blue tape markings on things to be fixed. When the day of final walk came, there were no blue tapes at the home. We assumed that all of them are now fixed. Apparently it turns out, many of the items were pending to be fixed. I reached the warranty department and they bluntly mentioned we won't fix any cosmetics after the closing. We trusted the construction manager and this is what we get to live with now. Overall, it is the sellers market and we got the flavor of it. The builder did not care to meet the customer needs.

Wood baseboards are Inglewood and tested out from the walls, dry walls are not accurately finished equally. Hardwood floor makes noise while walking. Very poor construction quality and very very poor warranty system’s.
