We are genuinely impressed with the construction and quality of the house and we highly value [name removed]'s approach to overseeing the entire process. [name removed]'s consistently welcoming and professional demeanor throughout our interactions stands out as a highlight of our experience. His ability to make us feel valued and heard, despite the process not being without its flaws, has not gone unnoticed. However, we do have some reservations regarding the incomplete tasks that were identified in our final walk-through on the day of closing, which remain unfinished. We are also awaiting the finalization of the walk-through paperwork and would appreciate an estimated timeline for the completion of these pending tasks. Despite these concerns, it's important to recognize the strengths of our experience. [name removed]'s effective management style, combined with the exceptional quality of the house, are the most noteworthy aspects for us. We are hopeful that the remaining issues will be addressed in a timely manner, further solidifying our positive impression of the entire process

I raised a concern that the fire alarm is installed at 22 ft ceiling instead of installing at an accessible location . My inspector confirmed that the alarm could have been installed at convenient location. [name removed] is aware of our situation and didn't want to address this issue. I would not recommend for my friends to be in similar situation where the builder doesn't want to ensure that owners' needs are met.

I like the way house was built as per the selections made by us at design center and structural upgrades as well except very few compromises because of supply chain issues.

likes: Warranty on house gives peace of mind. Ticketing system is helpful in addressing our issues. Dislikes: Appliances warranty card and information is not handed over to me. The builder installed the fire alarm on the highest point of the ceiling(22 ft). Eventhough according to city code, he could have installed 3 ft away from the edge of the vent. When pointed out, [name removed](builder) dismissed our concern although our ask is valid according to the city code. A similar model house doesn’t have the alarm at the 22 ft. Ceiling, as it is inconveniently installed in our house.

The design studio was the worst experience of the entire home building process, [name removed] clearly didn't enjoy her job and it reflected on how she dealt with us. [name removed] many options given. Anything and everything that we asked for a straight up NO and there was 0 effort to envision what their customer needs. Would not recommend to anyone else. Apart from [name removed], the warranty claims within the first is such an inefficient process, no one really cares what I am asking for. I really wanted to like shaddock and the home building experience.

The quality of house is not good, there are lot of cracks in the garage, when I asked to my builder he didn't fill the cracks even if cracks are big. And lot of damages for stairs , and Garage entry door is damaged, But builder didn't replace, he just applied some fillings. my assumption is [name removed] is great builder, My builder is doing patch work. And he did not delivered the house as expected it took more than a year.

1. Lack of ownership and commitment like not meeting commitments provided in contract and ensuring closure are done properly. 2. Infact [name removed] owes me $900 which I gave up after multiple followups. 3. Talking only about contract terms and conditions instead of fixing the actual issue. While the warranty manager knows some items cannot be checked during closing. 4. Quality of the flooring is very bad in 1st floor. 5. Supporting wood is seen through the Window but no one cares about it.

Time Delays 1. There were severe time delays for us right off the bat, and I think we broke the record in [name removed]'s history as one of the longest in Production. All in all, it took 16 months from contract to closing. 2. Everyone else who wrote contract with us has either windows or bricks that were delayed. We are the only one for whom both got delayed months on end for each. Materials Quality/Missing Items that were in contract 1. The materials/quality that was part of the contract have been heavily altered. Our lumber sat on the lot for 45 days in the rainy May 2021. 2. We did not get Radiant barrier as promised in the contract. 3. We are one of the very few homes who got inferior windows (JELD WEN) while everyone else who built with [name removed] got Boral windows. JELD WEN have low R values and are not rated Energy Efficient for Dallas summers. They are rated energy efficient only for the Northern States summers. 4. Our windows are not finished properly and were leaking water in to the home after closing. 5. Our Bricks were delayed for multiple months and at the end, we got very poor quality bricks which are comparable to DR [name removed] homes. 6. We did not get certain items like garage door keypads that were part of the contract.

Our Warranty manager is great! [name removed] is readily available at any time to hear out our problems and finds solutions to them. He has proactively come and fixed some minor issues himself.

Sales agent [name removed] did not add what I wanted even though I was ready to pay extra money for boxout windows. In the living area the can lights not placed in the order the entire view is not well. [name removed] is the worest builder I have ever seen. The warranty requests not fixing successfully and they are mentioning it is not covered under warranty for example bathroom tiles are cracked and they did not fixed. The are dumping waste soil and materials in the empty lot next to my house intentionally.
