LITERALLY EVERYTHING, the whole experience was HONESTLY HORRIBLE!!! Everyone on the team except the recent contractors are horrible people and VERY unpleasant to work with! Would never recommend to anyone, EXTREMELY BAD customer service! From start to finish, always looking out for them selves and NOBODY else! Literally had to micromanage the construction of our home and supervise the WHOLE construction, pointing out errors CONSTANTLY! I could continue to complain for days but know very well from experience it will get me no where with them. In the end what ended being an almost 2 year build, and still after signing is not completed was the WORST and most STRESSFUL experience, HIGHLY DO NOT RECOMMEND!!!

Many options that we wanted to add to our build were denied. Those same options were provided to later home builds with the exact same floor plans. The build took well over a year, nearly 6 months past the initial estimated completion. Warranty rep is typically unreachable to address legitimate claims. Some items that were promised to be corrected after our final walk through took nearly a year to fix. A couple major issues are still pending, over a year after closing. [name removed] and [name removed] were the only reliable [name removed] employees that we have worked with.

The home was not built per the plans. The front roof overhang was rebuilt 2x & they would not redo it again to be per plan. It looks terrible. The people lied all the time & were threatening & nasty at the closing time. There are several things besides the roof which are not built per plan. Construction management is extremely poor.

It took 2 years to build our house, we purchased an extended patio and they screwed that up by only making a patio so we were promised a pergola that still hasn’t been built we still have repairs that haven’t been completed, lied to by sale rep on multiple occasions, our interest rate is much higher now than it would of been had they completed the home a year and a half ago as promised. Didn’t even pour the slab until 11/21. I can go on

Home is great, even purchasing a spec home. The yard was a big disappointment. It's full of gaps and bumps. Before the grass was pit down, it rained and made huge ruts and a valley was cut by the runoff. I took pics and was assured 100% that it was going to be smoothed out before the grass went down and that did NOT happen. The grass was put down and to this day it looks like crap and I can't even mow properly. Super disappointed

The signing of the building contract was easy and what we thought was thorough with our wants. Getting into the building we lost all communications with the seller and builder. We went in to see the progress of the house every other week and at times every week due to problem areas we saw that were not part of the deal. We felt as if the seller was avoiding us. We had to get our realtor involved to get more eyes on it and more pressure on the seller to see if something could be done to correct it before the builders got to far into it. So we lost out on some of the ad ons and up grades we made. We were almost on the verge of canceling altogether but due to the situation we were in with the covid pandemic and prices going up on everything, we felt kind of stuck.

Sale agent, [name removed], was very unprofessional and rude. How can you expect quality when your contractors are drinking on the job. I’ve taken pictures of all the beer bottles lying around inside out home. Sloppy job on the house. Walls and Ceilings are crooked in almost every room. Very disappointed.

We liked the help from the sales person (Joey Villanueva) and from the construction manager (Brian Nicholson). We didn’t like the long wait but we understand the reasons why.

The home was no where close to being of the quality we were promised. One week prior to our initial closing, there were several issues with the home that we had to find on our own during the walk through. Our CM was aloof and despondent throughout the entire process. So much so that we asked to back out of the purchase. However, our sales person convinced us to reconsider and promised us everything would be fixed. We agreed but there are still some things that we have been waiting for almost 4 months to fix. Our new CM was initially responsive but has not returned any of our calls or emails for the past month. At this rate we will likely sale within the next few years and go with another builder.

What we liked was the price of the home for the time and date we signed back on 10/8/2020. We like the size of the rooms, compared to the several dozen builders we went to see. The contract process began ok, until we noticed the sales rep didn't pay attention to the detail of what we asked and wanted. Several items we asked about were added afterwards (like the covered patio), and other features we assumed he had added, but didn't, was too late to have them added as upgrades, and because the sales rep failed to add them when we discussed it. One of the main thing was the master suite, we were told that a garden tub and stand up shower were standard at the time and we left it at that. When we asked after we saw the drawings of the home and noticed the master suite had a shower/tub combo. When we asked, we were told that was an upgrade. We were willing to pay for upgrades to get what we wanted in our home, but it didn't happen like that. We were also told, since it had already been submitted to the city, if we wanted to change it we could pay the fee to have it redone and resubmitted. We decided to leave it as is and in the future we would make the modifications after our warranty we up. We were also told we would get a tankless water heater, which was not the case and the day we saw the 2 water heaters installed, we asked and the sales rep informed us that 3 weeks prior he was told that this home was not eligible for tankless, but we asked when he had planned on letting us know if he knew 3 weeks prior. We were very disappointed with that as well. We had also discussed stainless steel appliances and that upgrade was also not added and we just assumed it had been added. I would seriously recommend this sales person go to customer service courses to learn how to pay more attention to detail and what each future home owner wants in their home. We should be able to get what we wanted in a new built home and not find out after the fact that it was not happening and it was too late to have it added. We understand the whole Covid issue and the closing dates being moved, but we were originally supposed to close in June 2021, then it was moved to September 2021, then October 5, to October 21 and finally October 28, 2021. The move it was long, because even after we had already signed our contract with VISTA Title, we ended up sitting in the garage until we were allowed to move in (with keys in hand), because the items on the walk thru list were not completed and we had to wait until it was. After being moved in now for 52 days now, I am still cleaning dust, paint chips from top of shelves in the closets, the shelves under the kitchen cabinets were not even installed and we had to clean and install them ourselves. I am still cleaning paint, grout, joint compound, off of window blinds, tile floors in some areas, joint compound from the carpet. These are just a few things we have had to deal with. The kitchen cabinets have dirty finger prints on them which do not come off after attempting to clean them. The kitchen cabinets also have visible lines where apparently they were joined together and it looks like it has cracks in them. There are several cabinets that have these crack looking defect. The outlets in several locations are not even straight. The base boards in several areas, especially at the corners are not even flushed and straight. There are a few that the corners where the base boards meet are sticking out badly and it is noticiable. Some of the tiles on the main floor are not flushed with the other tiles. Some are actually a bit higher than the rest of the tiles. The master bathroom walk in shower has white residue stain that we thought would disappear after using the shower, but it has not. It is a sloppy job, to tell you the truth. The grass, that looks horrible and you could play checkers on the squares that were just laid down and not even rolled. We were told that is how they install the sod and that it was rolled, but it was not. We understand that trying to get dependable contractors was an issue, but everything we experienced was not finding contractors who did quality work instead of how many homes can they get done in a day. This consisted of electricians, plumbers, painters, carpenters, etc. The quality of work was not there compared to other homes we saw from other builders. If I was the owner of Bella Vista, I would do a data XXXXX ysis on the pass/fails that each home had. Many were the same pass/fails and this would raise a RED FLAG. I believe someone needs to review the pass/fails online, and see which of the pass/fails were consistent with other homes (you can look up the permits issued online and view all the pass/fails for each home by doing a search of the property address), Overall, we love the floor plan, the size of the rooms, but the quality of work isn't there. This is our forever home and at times it makes me want to cry that we didn't get exactly what we asked for and that the quality of work wasn't there. I truly hope that someone does take the time to be more detailed, take notes, write down specific things future / prospect home owners want in their forever home, so they may sleep everyday in the home they dreamed of building. We have come to the conclusion that you have to choose the battles you think will get resolved and the ones that do not, well we just live with it. Thank you!

Where do I start… our slab was too short so they patched it, there was a plumbing pipe in the middle of our office and we never got an answer as to what it was for, our wood floor has scratches and paint spatter because it wasn’t covered 1st properly and 2nd fully, the plumbing was so clogged that after 4 days living in the house we had to have emergency service because it was backing into our showers, we still have scratched up and cracked cabinetry that we can’t seem to get an appointment to get repaired, microwave finally came in but still no appointment on to when it’s going to be installed, garage door opener still on back order a month later while we see other homes around us still under construction with door openers, we did not get any of our wall paint so that we can do touch ups and we are not sure if the Sheetrock was cut out behind our master shower.

My husband and I looked at many different builders but our hearts always loved the look of Bella Vista. I love the neighborhood and our home to a certain extent. I felt rushed at the end and we didn't get everything taken care of properly. We have lived there almost a month and we are noticing little things that were rushed and corners were cut to hurry up the process. The carpet in many rooms was done horribly. The grout too could have been done better. The grass (while I know needs time to grow in place) is still not set right. We are missing a patch in the backyard. We had a leak in the front bathroom sink. Luckily my husband tightened it and fixed it but still a pain that we didn't expect. There was a siding that was crack and while it was ordered. No one has come to replace it. Our dishwasher doesn't drain properly and has a foul stench if we use it. A few good things, we love the high ceilings in the home. The space and location is perfect. We love the 3 car garage option. The master shower is amazing! Hopefully we can get some things taken care. A little advice for future buyers. Maybe more communication from salesman and contractor. We weren't given enough time for a third party inspection. Maybe it was intentional, maybe it wasn't. Luckily we made it happen and we caught a few more things that got fixed in time before we moved in.

Everything was rushed, given nothing but excuses, was lead to believe one thing then given another. Dish washer hasn't worked since day one and was told it's a manufacture issue, sod was laid very poorly parts in the yard where no sod was even laid, sprinkler system installed incorrectly NBU has already sent me violation for sprinkler heads. Side walk has a big chunk of broken and sunk into the ground, driveway already has a crack all the way across it. Pillars built incorrectly have had to show builder several times. Hasn't been a fun first time buying process. The house that is being built next to us construction works throw all trash on out side of yard covering freshly laid sod. Had to move myself twice already. Tons and tons of glass beer bottles all over the property. Makes me question how drunk where they when they built my home.

The sales representative Mike Patino was excellent! He worked with us for over a year until we were able to purchase our home. He was very patient and understanding. Home was delivered a little dirty and some minor things.
