I have shared this in multiple forums / GH teams. Once I signed the contract; I was promised a few corrections which needed a lot of follow up with the sales team. In fact, the way the house was handed over could have been better… I see the other houses decorated during the handover and even pictures taken by GH which the sales team confirmed but never honored… Even warranty was trying cover themselves and I could sense that the message was, get whatever u need from the builder and if there’s an issue, I can’t help u… except for customizations which GH charges us anyways, there’s nothing special about GH for the price we pay… my friends buy houses with [name removed] and Toll and [name removed] and got far superior customer service when I compare to what I received.

The communication during the construction process was very good. We felt like we knew exactly what was happening, when it was going to happen, etc. [name removed] was also always reachable, and always answered our text messages or phone calls and always was able to answer our questions.

Likes: I like the build quality. Dislikes: Quality of Materials: The choice of materials, particularly the commode and self-made cupboards, appears subpar in terms of quality. The longevity and durability of these items are concerning, and we expected a higher standard in a new construction home. Floor-to-Roof Stone Installation: The installation of the stone from floor to roof in the living room seems to be poorly executed. The craftsmanship is lacking, with visible flaws that affect the overall aesthetic appeal. We anticipated a more professional and polished finish in such a prominent area of the house. Countertop Height Charges: We were surprised to be charged for standard height countertops in the bathroom. Given that standard height is the norm, additional charges for this basic feature seem unjustified. We believe this is an essential aspect that should have been included in the standard offering without additional fees.

Home quality is great. It’s a beautiful home. Things to improve: increase the width of the roadway for cars. It’s too narrow. Can lights for ceilings are out dated. Use latest ones that can change yellow to 4K White light. Every other builder is doing this.

Liked: Salesperson [name removed] was extremely helpful and answered all our questions and was available to help throughout the process. Disliked: It has been almost two months since we moved in and we still don't have consistently working hot water. I have made numerous requests for the problem to be fixed, but have not had a resolution. A plumber that initially came by to fix the issue told me that the house was incorrectly set up for the water heater and that he will have to turn off one of the two water heaters. He said he will have to order a part to fix the problem. Since then, no one has contacted me to fix the issue, even though I've asked for an update numerous times. This is a brand new home and we shouldn't have to deal with a water heater issue since the day we moved in. I am very frustrated by this experience as I considered Grand Homes to be a high-quality builder that takes care of their customers.

I liked the communication that the team has. Gives the homeowner a one on one atmosphere. For example I had an issue with the AC and I contacted [name removed] and he saved the day and giving me the solution.

loves: ============== [name removed]. The most important guy! And the one who was fantastically organized and helpful from start to finish. Never missed call/email/SMS. It's tough to have that level of communication back with the clients and he did it very very well! Overall I have a feeling that he does excellent job balancing client's requests and GrandHomes interest and he does it in a very polite way. Also I can see his desire to deliver the house that other people would love live in. He doesn't treat people like "this is another person I have to deal with". He listens, he cares and he enjoys the result (I hope he enjoys the process too! :)) [name removed]. He is a perfect salesmen! :) Easy to negotiate, excellent sales skills and tactics! 6x4 lumber. real wood cabinets. Love this! design you have in the model house. The model of the house itself. less love: ============== - I would love to have 3 design appointments instead of 2. It feels packed and hard to make right choices. - I would prefer more backyard vs more frontyard dislike: ============== - I don't like the fact that GrandHomes forces you to come up 2nd option selection for bricks/stones etc. We then have no control of the final look yet we paid expensive upgrade. - price upgrade just to have a white paint below the roof is bad. Should not be the case what paint it is as you're still painting it. By default it's black color (included) If you select white color - it's expensive upgrade. - I felt that pricing for available options (like tiles/flooring) is outrageous for some levels with a very limited set of options. - Price upgrades for indoor fireplaces is very expensive. suggestion: ============== - I would love to have cabinets/drawers coming with pulls/knobs by default. There are so many options available. - I would love to have more options for tiles/flooring/carpet. - More insulation in the attic. Foam insulation would be best. You already advertise 6x4 lumber during your sales pitch - foam insulation of the attic and walls would be fantastic. Use it as an upgrade option. TX is hot. - Advertise the use of real wood cabinets - I was surprised seeing them. - Have an option to have backyard rolling shade as an upgrade.

The first thing that I disliked was that my wife and I had to put so much money down. It seemed like Grand was asking for a check from us monthly. $30k, then another $30k, then $10k, $15k and so on. Then next thing I didn’t like was having to wait months for ground to be broken and getting conflicting statements from literally every Grand employee who I was speaking with. Grand however, did assist us in a big way when we made the decision to change subdivisions. We started our build in Wilmeth Ridge and ended up at Wellsprings. It was no easy task to get this done and I am very much appreciative for it. During contract, [name removed] was our sales person. She is outstanding in how she dealt with us. I genuinely felt as though she cared about what was happening. She seemed to truly be an advocate for us as her customers. Once the build started the progress moved very fast. Once our build was handed to [name removed], things seemed to go as smooth as possible. [name removed] did an outstanding job in communicating with us during the build process. He was kind enough to send us pictures of how the build was progressing and also had an incredible amount of patience in dealing with problems that arose. [name removed] corrected these problems quickly and in my completely subjective opinion, [name removed] should be considered for promotion or salary raise because of how well he resolved these problems. The build quality of the house is good but there are quite a few places that aesthetically are just ugly. They are places where the contract worker just didn’t care about what his work looked like. I understand the problem of scheduling and so on but for a house that cost over a million dollars you can do better.

Liked: Excellent customer relationship by [name removed] (Builder). He had appraised me of progress on regular basis. Answered all questions and concerns (pointed to correct contact with Grand homes). All issues were closed and none were left open. [name removed] had gone well beyond his duties to help us (His Attention to details and closing all open items no matter how small or big) with Can light correction, Floor discolorization (worked with [name removed] and close our concern), Fence re-design, Helped with food color stain on counter top, Dimmer switch mapping. Without [name removed]'s touch, I would have given lower rating to Grand homes. Some of the items which need to be improved: 1) Sales agent assigned ([name removed]) was the worst. (Luckily i had to deal with him occationally). Even simplest of the items became an issue during construction (example, he showed Barn glass door and gave a number of only $600 difference between French door and Barn door, but during design review it was made clear it will be $5000+ difference, when we asked him to put French door because the price he mentioned during Structrual changes in the first week was different from design selection, he took this item till the last month to close). He also took more time to close Structural changes and approval process with Architects. 2) Since signing of the contract in March 2022, no one person explain the entire process Grand homes follows on progress, steps or communication process. 3) Every time we receive a call from GL (Other than [name removed]) was about scheduling meeting to review some critical items and to get signature. There is no time given to review all items before, all items to be reviewed and closed face to face without enough time to think through or do proper review for correctness. Rushed into signature without time to review. 3) No time given for structural changes, all decision on structural changes within 2 days of signing initial contract. $1M homes with less than 3 days for structural change is unreasonable. 4) When we signed up in March 2022, we were told completion in 12+ months around May 2023 completion, but in actuality it was completed in a rush by Nov 2nd week. This lead to mad rush in completing lender selection and closing process. 5) Designer [name removed] did a good job of noting and documenting our design picks.

1) Dislike - Drain pipes from my neighbors that outlet in to my backyard, I have escalated to Grand Homes leadership but no expected remediation was put in place (French drain is required for this property); slope of my backyard that makes it not usable; wet backyard and heavy water left after rain. 2) Dislike- My stairs had a different color then we selected, correction was done by the builder but still not up to the color we were expecting/ selected 3) Dislike- Design center selection was very rushed, and not a good customer experience. Designs looked like they were work overloaded and they had to rush; left a bad after taste after the experience. 4) Dislike - Contract paperwork not in par with my experience with other builders 5) Dislike - Grand Homes as a company has cut corners on what a Home Buyer would expect in a property at 1Milion + price point; I have bought 5 properties in last 2 years, and default offerings by Grand Home are far below then what's expected for default features of the house this size, houses in $500k had basic features in the house that are not included in a Grand Homes property as standard. Grand Homes has clearly exploited home buyers in post pandemic era then other builders I have worked with or my friends and family have bought new homes. 6) Like - Builder ([name removed]) was extremely patient and tried addressing our concerns and always available to discuss, but Grand homes as a company was lacking the support needed for the home buyer 7) Like- Grand Homes elevation and layouts lives up to their name "GRAND"

The entire process was smooth until movie-in. But i do not like the design center. they have not explained enough when it comes to our closet design. they left everything on builder we believed completed the paper work. Later came to know Builder cannot do anything until it is written in the PO. we are very much disappointed on it. I have spent 910K on my house which has a very bad closet.
