Sales team (Maureen) was amazing. Overall quality is quite good. There are some finishing quality things that are annoying. Main garage door opener makes an insane vibration and you can hear it thigh the house. When me mentioned it, the response was basically “it works” NOT what I’d expect on a 1.5M home! Also the brackets the garage door opener on another location is literally bent. not angled bent fwd because the mounting bracket is too far back. I had a garage door guy look at it and he said that is bad work and not a quality install. The fact that it is “Ok” because it’s working is frustrating. The other Garage gets water leaking thought the door when it rains which needs to be addressed. In general I really like the house, but feel some of these things I have pointed out should have been addressed because they are not a good representation of the overall quality of the house. These things cheapen the overall experience imho and it kind of feels like you got your money and are saying later! In summary, I like the house but feel like some of the quality (particularly in the garage) is lacking and there seems no willingness to fix it because it works. I should not have a high pitch harmonic in my house when the garage door opens. If id had to recommend Classic I’d say “yes, but….”

Quality was not up to expectation. Many corners were cut and quality materials were not used. There are issues with some doors, cabinets have been a disaster, and anytime we questioned we got serious pushback- Classic did not deliver on customer service AT ALL. To this day there are issues and not a would cares. There were issues with concrete that were refused to be fixed. I would not ever recommend classic to anyone. We built a 950,000 home and were treated like we were building a prefab home.

Classic was great to work with throughout the sales, design and build process. Great people and great communication. We are a bit disappointed in the damage to our kitchen countertop and cabinets, expecially since we selected top of the line counters and cabinetry. Scratches and gouges in the cabinets that appear to be from the installation is very disappointing and we are working with Curtis our project manager on getting these replaced as attempts to repair this damage is not sufficient. Also, we are spending a great deal of timing cleaning paint and grout off of tile floors, it would seem more effective use of drop cloths and masking would prevent this. Very disappointing to deal with these in a new home. We also have had issues with touch up paint as the touch up paint does not match the original making the walls where touch-up was performed look spotty and inconsistent in color. This has been very frustrating and likely also contributed to paint sports on tiles and floors due to the amount of repainting and touch-up that was needed. I hope you all understand we are sharing these items not to complain but provide feedback on a few items that did not have to deal with when purchasing a million-dollar home. Curtis has been great and is helping work through these items. We appreciate the ability to share this information with you and know you will use this to continually improve. Thank you!!!!

The goal of your team is to the absolute minimum possible. I had to show your people where they had left a pipe improperly insulated. They cut a huge hole in my ceiling because they took months to do a thermal scan and then couldn’t figure out why a pipe was freezing even though Classic had put the pipe on the wrong side of the insulation. Cabinets have also been a disaster. Five separate visits and quality is very poor. Your people from builders to managers to warranty couldn’t care less.

Dislike - I would have liked more flexibility in choosing options for the interior. For example, limited fan options, paint finishes (flat only), not allowing different styles of plumbing choices throughout the house. Didn’t always make sense why. Some of the option pricing seemed high such as solar prewire. I would have appreciated more insight to the work performed. Vantage was more upfront with my son. Likes - good update of building progress throughout and friendly personnel from sales to construction to follow up. Love the overall location and feel of our home and the surrounding neighborhood.

Our experience with customer care has been positive with Ricky our representative. Only challenge was our closing follow up took so long it was a bit unclear when it needed to shift to warranty and customer care.

I appreciate all of the communications through the whole process. Robert has been great with repairs/fixes after closing on the house. I didn't like that I wasn't told that a transformer and phone line would be setup on my property. I understand that classic doesn't do this however the electric company collaborates with the builder to know where to place electrical devices and they know exactly where they plan to place these items which can be communicated to the customer prior to purchase. Also, there should be an option to have operable bathroom windows. I was not aware that the bathroom windows would not be able to open them. In, addition you should add pipe covers under all sinks in the house. This prevents any insects from nesting in and around the pipes and its more presentable instead of having open holes around the pipes.

We absolutely love the customer service provided by Craig, Maureen, and Curtis! The only quality concern has been with the electrical wiring to our stove (a ground wire was wired to a hot breaker) and multiple lights are flickering. This has us nervous about electrical problems and even whether there are other unsafe electrical issues. On the bright side, again, Curtis has been receptive and eager to address any and all problems. This is why we didn’t give the quality any further downgrades. We effort put into its construction and desire to meet our expectations has been evident throughout the process. Thank you!

We noticed that we had some standing water near our home and wanted to make sure that there wasn't anything to be concerned about. We relied on Classic to have made sure all the drainage was correct when constructed and it may have been. When I asked about it and included pictures, this was your response... From XXXXX issue you are experiencing is excluded from the Limited Warranty. Once a home closes, it’s the Homeowners responsibility to maintain the final grade to include the repair of erosion that may have occurred. This doesn't set well with me, nor would it with others. Just my opinion.

You have to fight to get things done right. They start a repair, get halfway finished and it takes 3 weeks to get them back in to finish. Told by trades the right way to fix something and told by Classic We don’t do it that way. Their trades told me how to fix it the right way. This has not been a good experience, we have built 5 homes and this is by far the most frustrating to deal with. I could not recommend Classic to anyone. Very disappointed!!

We purchased a completed spec home. Sales counselors were very low pressure and always made us feel welcomed (vs. being a possible sale/number). Jarod, our super, also took his time during our walk-through and new home orientation. He explained everything in detail, made sure we understood everything about our home and made sure the home was 100% complete prior to close.

The only experience I enjoyed with Classic Homes was the sales team (Craig and Nancy) and Customer care Representatives (David Lobeck and Liz). My entire experience from build to closing was the worst experience I ever had. Dealing with the individuals during the build and closing was very stressful. I just wanted to express how disappointed I am with the overall workmanship and quality of the home. After moving in the home for a couple of weeks I had found more flaws in the home. Like I have been told, by the superintendent, I can’t expect it to be perfect...that certainly was the truth here. However, although I cannot expect perfection I believe there should be a reasonable to expectation that the workmanship is above par. Also, as I have been told, the work is well within a 1/8 margin or error, which is fine, except a 1/8 margin of error here and there and there and there becomes a house with a lot of errors, and that is less than acceptable. In terms of processes, I felt sales was probably my best experience, everyone was nice and understanding. After that, the level of interaction went down from there. I felt the individual who helped us at the design studio seemed disinterested. We were told ... oh they help keep you in budget... etc...that was definitely not the case, we weren’t even asked a budget. Our first visit was definitely a sticker shocker, so needless to say we had to remove a lot of items from the list, and that was a disappointment. Then it came to building. Foundation poured, a rebar was bent during the process, 1/8 margin of error. I had asked about it, was told it would not affect anything, I therefore am trusting in what I was told. Next came the subfloor, framing etc... subfloor in one of the bedroom was raised and uneven... again 1/8 margin of error. Still trusting in the process, now comes time for the initial walk through. This was were I was really disappointed in the overall interaction with the superintendent, not saying that in some aspects he tried to be accommodating, but again overall, in my interaction I felt like I was being brushed off and talked down to, to the point where I felt the need to hold back on my opinion for fear of ensuing argument. Almost 1/3 of the issues I saw and pointed out at the initial walk through seem to cause disagreement, which somewhat turned into a argument and me having to defend myself. What really caused the disagreement was the wet bar and stair pillars, although the wet bar is now corrected, this conversation along with another conversation at the final walk through over the stair pillar is what had compelled me to voice my opinion. At the final walk through I felt like the superintendent and I had a shouting match, he kept insinuating that there was nothing wrong with the stair pillar even though I kept telling him I felt there was there was. In terms of workmanship and quality. The tile work seems like a do-it your-selfer did it. Tiles are still uneven in some parts of the master shower, back splashes, and main level bathroom. The carpet installation is imperfect, I can see the seams especially in the master bedroom and hall. Furthermore, it appears that the roll of carpet we received had a defect showing some fray carpet fibers, and yet that roll was laid in our home. Rails on front patio and front porch where just unacceptable, they should not have been allowed to paint when it was too cold because that caused the paint to crackle, it was somewhat corrected, but there are still spots that were not, but I have learned to accept that it it not going to be perfect....as I have been told. The drywall is just riddled with what seemed like air pocket holes, not sure what caused that, but some have been corrected, but again I have learned to accept that it is not going to be perfect. The shelf in the pantry was chipped prior to closing I clearly remember tapping it, but that was not correct. Some of the cabinets have little scratches and one has a chipped corner. I unfortunately would have to give my overall experience, happiness, workmanship and product satisfaction of classic homes a 3-4. I wish I could have given Classic Homes a better grade from what I had previously heard, but I just did not enjoy my experience. At one point I really had buyers remorse because of my experience and didn't even want to live in the home.

We wish there was better communication concerning the landscaping. We were told they would hold 5 thousand dollars at closing for landscaping, which is fine, BUT it was a shock to find out how much MORE the landscaping cost would be. There should have been more info given about the possible cost for finished landscaping. It's no reflection on our Sales managers (Maureen and Craig). They were awesome and continue to be. It justs seems to us that the whole cost for landscaping is rather extreme and seems to be a need for that to be better communicated. That is the only real downside to our whole purchase experience. We would definitely build with you all again, but we still have reservations about the landscaping/landscapers part of the pie so to speak.

My only issue with classic homes is making people make ALL decisions on what they want on and in their house before getting started on the home. They should look into dividing into phases. Maybe 3 or 4 phases that the buyer is given dates on when decisions need to be made to start each phase. Waiting to start digging the hole for the foundation because the cupboards haven't been picked out yet is very frustrating. Other than that we are VERY happy with our home.

Quality and the construction team’s commitment to quality was unacceptably low from start to finish. Over and over I had to climb up the chain to raise issues to corporate to get anything close to the correct level of quality and basic corrections done. The SOP for your construction team is to say that’s the way it came from the factory or it’s a warranty issue. A glaring problem apparent before closing is not a warranty issue.

I bought a spec that was about 3 months from being finished and had all the design elements built into the contract. While the upgrades we identified the base elements, light fixtures, plumbing etc was not called out anywhere, so would have been nice to see pictures of those elements prior to move in.

The customer care is non-existent. The way they placed the gutter drain pipe on my home, one of the spouts runs under the front porch. Since it gets cold here, any water that doesn't drain out freezes underground. The water is pooling at the end of the drain pipe l, so it froze and caused the rest of the pipe to freeze. Now the run-off from the recent snows that is coming down the gutter is running out of the above ground joint to freeze on top of the porch making it too hazardous to use. I placed a service request and was told that they would not do anything because that is expected to happen, that I should just make sure the end of the pipe is exposed so the sun will melt it. I've been doing that. I was doing that before I contacted them. I still have a large patch of ice on my porch and it's growing larger. They should have never placed the drain pipe under my porch knowing that this would happen. I looked at other homes on the street and didn't see any others placed this way. They could have placed the drain to the right of the porch where it would be entirely above ground and would not create a safety hazard for my family the entire winter. We can not use the front entrance to my home because of how the construction team placed the gutter spout/drain pipe. I can only use the garage entrance. My grandmother has already fallen once and I have nearly fallen multiple times while clearing snow from the driveway and sidewalk. This was poorly designed and they refuse to do anything to rectify the situation. Absolutely disgusting

Like - a lot of good and friendly interaction with sales and design team. Felt good support. Build process seemed to go very well until the end Dislike - as communicated previously the move in process was bumpy as house wasn’t ready and took a long while to finish things up. Communication with the trades seemed a big problem at times with missed change orders. Limited options in a few areas such as fans and painting put more back on us.

The Forest Lakes Sales Team (Craig and Maureen) were awesome to work with from start to finish. Whenever we had questions, they got answers for us quickly or put us in contact with the right people. Jessica helped bring our "mountain modern" vision to life during design, including fine tuning as needed along the way. During the construction phase, we appreciated the weekly calls with Curtis to keep us updated on the progress of our home. He was responsive to our needs and questions throughout the build process. We had a relatively short list of items for follow up after closing, and Classic took care of those items very efficiently. All in all, we're very happy with our new home and living in Forest Lakes!

My only issue with classic homes is making people make ALL decisions on what they want on and in their house before getting started on the home. They should look into dividing into phases. Maybe 3 or 4 phases that the buyer is given dates on when decisions need to be made to start each phase. Waiting to start digging the hole for the foundation because the cupboards haven't been picked out yet is very frustrating. Other than that we are VERY happy with our home.

Quality and the construction team’s commitment to quality was unacceptably low from start to finish. Over and over I had to climb up the chain to raise issues to corporate to get anything close to the correct level of quality and basic corrections done. The SOP for your construction team is to say that’s the way it came from the factory or it’s a warranty issue. A glaring problem apparent before closing is not a warranty issue.

I bought a spec that was about 3 months from being finished and had all the design elements built into the contract. While the upgrades we identified the base elements, light fixtures, plumbing etc was not called out anywhere, so would have been nice to see pictures of those elements prior to move in.

Like - a lot of good and friendly interaction with sales and design team. Felt good support. Build process seemed to go very well until the end Dislike - as communicated previously the move in process was bumpy as house wasn’t ready and took a long while to finish things up. Communication with the trades seemed a big problem at times with missed change orders. Limited options in a few areas such as fans and painting put more back on us.

The Forest Lakes Sales Team (Craig and Maureen) were awesome to work with from start to finish. Whenever we had questions, they got answers for us quickly or put us in contact with the right people. Jessica helped bring our "mountain modern" vision to life during design, including fine tuning as needed along the way. During the construction phase, we appreciated the weekly calls with Curtis to keep us updated on the progress of our home. He was responsive to our needs and questions throughout the build process. We had a relatively short list of items for follow up after closing, and Classic took care of those items very efficiently. All in all, we're very happy with our new home and living in Forest Lakes!

Sales team (Maureen) was amazing. Overall quality is quite good. There are some finishing quality things that are annoying. Main garage door opener makes an insane vibration and you can hear it thigh the house. When me mentioned it, the response was basically “it works” NOT what I’d expect on a 1.5M home! Also the brackets the garage door opener on another location is literally bent. not angled bent fwd because the mounting bracket is too far back. I had a garage door guy look at it and he said that is bad work and not a quality install. The fact that it is “Ok” because it’s working is frustrating. The other Garage gets water leaking thought the door when it rains which needs to be addressed. In general I really like the house, but feel some of these things I have pointed out should have been addressed because they are not a good representation of the overall quality of the house. These things cheapen the overall experience imho and it kind of feels like you got your money and are saying later! In summary, I like the house but feel like some of the quality (particularly in the garage) is lacking and there seems no willingness to fix it because it works. I should not have a high pitch harmonic in my house when the garage door opens. If id had to recommend Classic I’d say “yes, but….”

The goal of your team is to the absolute minimum possible. I had to show your people where they had left a pipe improperly insulated. They cut a huge hole in my ceiling because they took months to do a thermal scan and then couldn’t figure out why a pipe was freezing even though Classic had put the pipe on the wrong side of the insulation. Cabinets have also been a disaster. Five separate visits and quality is very poor. Your people from builders to managers to warranty couldn’t care less.

We noticed that we had some standing water near our home and wanted to make sure that there wasn't anything to be concerned about. We relied on Classic to have made sure all the drainage was correct when constructed and it may have been. When I asked about it and included pictures, this was your response... From XXXXX issue you are experiencing is excluded from the Limited Warranty. Once a home closes, it’s the Homeowners responsibility to maintain the final grade to include the repair of erosion that may have occurred. This doesn't set well with me, nor would it with others. Just my opinion.

You have to fight to get things done right. They start a repair, get halfway finished and it takes 3 weeks to get them back in to finish. Told by trades the right way to fix something and told by Classic We don’t do it that way. Their trades told me how to fix it the right way. This has not been a good experience, we have built 5 homes and this is by far the most frustrating to deal with. I could not recommend Classic to anyone. Very disappointed!!

The customer care is non-existent. The way they placed the gutter drain pipe on my home, one of the spouts runs under the front porch. Since it gets cold here, any water that doesn't drain out freezes underground. The water is pooling at the end of the drain pipe l, so it froze and caused the rest of the pipe to freeze. Now the run-off from the recent snows that is coming down the gutter is running out of the above ground joint to freeze on top of the porch making it too hazardous to use. I placed a service request and was told that they would not do anything because that is expected to happen, that I should just make sure the end of the pipe is exposed so the sun will melt it. I've been doing that. I was doing that before I contacted them. I still have a large patch of ice on my porch and it's growing larger. They should have never placed the drain pipe under my porch knowing that this would happen. I looked at other homes on the street and didn't see any others placed this way. They could have placed the drain to the right of the porch where it would be entirely above ground and would not create a safety hazard for my family the entire winter. We can not use the front entrance to my home because of how the construction team placed the gutter spout/drain pipe. I can only use the garage entrance. My grandmother has already fallen once and I have nearly fallen multiple times while clearing snow from the driveway and sidewalk. This was poorly designed and they refuse to do anything to rectify the situation. Absolutely disgusting

Quality was not up to expectation. Many corners were cut and quality materials were not used. There are issues with some doors, cabinets have been a disaster, and anytime we questioned we got serious pushback- Classic did not deliver on customer service AT ALL. To this day there are issues and not a would cares. There were issues with concrete that were refused to be fixed. I would not ever recommend classic to anyone. We built a 950,000 home and were treated like we were building a prefab home.

Dislike - I would have liked more flexibility in choosing options for the interior. For example, limited fan options, paint finishes (flat only), not allowing different styles of plumbing choices throughout the house. Didn’t always make sense why. Some of the option pricing seemed high such as solar prewire. I would have appreciated more insight to the work performed. Vantage was more upfront with my son. Likes - good update of building progress throughout and friendly personnel from sales to construction to follow up. Love the overall location and feel of our home and the surrounding neighborhood.

I appreciate all of the communications through the whole process. Robert has been great with repairs/fixes after closing on the house. I didn't like that I wasn't told that a transformer and phone line would be setup on my property. I understand that classic doesn't do this however the electric company collaborates with the builder to know where to place electrical devices and they know exactly where they plan to place these items which can be communicated to the customer prior to purchase. Also, there should be an option to have operable bathroom windows. I was not aware that the bathroom windows would not be able to open them. In, addition you should add pipe covers under all sinks in the house. This prevents any insects from nesting in and around the pipes and its more presentable instead of having open holes around the pipes.

The only experience I enjoyed with Classic Homes was the sales team (Craig and Nancy) and Customer care Representatives (David Lobeck and Liz). My entire experience from build to closing was the worst experience I ever had. Dealing with the individuals during the build and closing was very stressful. I just wanted to express how disappointed I am with the overall workmanship and quality of the home. After moving in the home for a couple of weeks I had found more flaws in the home. Like I have been told, by the superintendent, I can’t expect it to be perfect...that certainly was the truth here. However, although I cannot expect perfection I believe there should be a reasonable to expectation that the workmanship is above par. Also, as I have been told, the work is well within a 1/8 margin or error, which is fine, except a 1/8 margin of error here and there and there and there becomes a house with a lot of errors, and that is less than acceptable. In terms of processes, I felt sales was probably my best experience, everyone was nice and understanding. After that, the level of interaction went down from there. I felt the individual who helped us at the design studio seemed disinterested. We were told ... oh they help keep you in budget... etc...that was definitely not the case, we weren’t even asked a budget. Our first visit was definitely a sticker shocker, so needless to say we had to remove a lot of items from the list, and that was a disappointment. Then it came to building. Foundation poured, a rebar was bent during the process, 1/8 margin of error. I had asked about it, was told it would not affect anything, I therefore am trusting in what I was told. Next came the subfloor, framing etc... subfloor in one of the bedroom was raised and uneven... again 1/8 margin of error. Still trusting in the process, now comes time for the initial walk through. This was were I was really disappointed in the overall interaction with the superintendent, not saying that in some aspects he tried to be accommodating, but again overall, in my interaction I felt like I was being brushed off and talked down to, to the point where I felt the need to hold back on my opinion for fear of ensuing argument. Almost 1/3 of the issues I saw and pointed out at the initial walk through seem to cause disagreement, which somewhat turned into a argument and me having to defend myself. What really caused the disagreement was the wet bar and stair pillars, although the wet bar is now corrected, this conversation along with another conversation at the final walk through over the stair pillar is what had compelled me to voice my opinion. At the final walk through I felt like the superintendent and I had a shouting match, he kept insinuating that there was nothing wrong with the stair pillar even though I kept telling him I felt there was there was. In terms of workmanship and quality. The tile work seems like a do-it your-selfer did it. Tiles are still uneven in some parts of the master shower, back splashes, and main level bathroom. The carpet installation is imperfect, I can see the seams especially in the master bedroom and hall. Furthermore, it appears that the roll of carpet we received had a defect showing some fray carpet fibers, and yet that roll was laid in our home. Rails on front patio and front porch where just unacceptable, they should not have been allowed to paint when it was too cold because that caused the paint to crackle, it was somewhat corrected, but there are still spots that were not, but I have learned to accept that it it not going to be perfect....as I have been told. The drywall is just riddled with what seemed like air pocket holes, not sure what caused that, but some have been corrected, but again I have learned to accept that it is not going to be perfect. The shelf in the pantry was chipped prior to closing I clearly remember tapping it, but that was not correct. Some of the cabinets have little scratches and one has a chipped corner. I unfortunately would have to give my overall experience, happiness, workmanship and product satisfaction of classic homes a 3-4. I wish I could have given Classic Homes a better grade from what I had previously heard, but I just did not enjoy my experience. At one point I really had buyers remorse because of my experience and didn't even want to live in the home.
