I do not like how things have started to break within the first year. Cabinet doors are coming off, exhaust fans are noisy, already had a major HVAC issue etc. This does not give me confidence going into year 2, where there will be no builder warranty and I’ll have to bear the cost of it.

Dislike: 1. Not all issues brought up during final inspection were fixed before closing, not even now, two weeks after we move in. 2. Before signing contract, I was required to pay a lot more deposit than the advertised number Likes: 1. Construction manager is very easy to work with. Communication is open and smooth. 2. That the kitchen cabinets are hand paint and they tend to chip a d damage a lot. They are not professionally made like the ones from Highland

Warranty service/customer care service is NOT very good. It has been almost 5 months but no one has come for the warranty orientation despite requesting several times and when invited in the phone behaved very rudely and unprofessionally. Our HVAC system is not working properly (not cooling) despite one time repair. Again, we raise ticket but no come came to fix this issue. Our doors are still not taken care of it does not retract strong enough and latch its own unless it pull it with force. We had few yard station not receiving water properly. A guy came and suggested few steps to take care of and we did take care of those steps, however, it is still not working. These are all at least few items which needs to be taken care of by the warranty people promptly but it is disappointing to see that these basic things have not been taken care of yet!

The entire contracting process was very smooth. [name removed] was extremely helpful , collaborated throughout the process and made it Very easy on a large value house purchase like this. The construction process was well structured with [name removed] the construction manager setting the right expectations and ensuring everything is running on track. Both have been exceptional and the best customer connoisseurs.

The wood planks on the floor are developing holes. After the [name removed] warranty team and the installer reviewed and confirmed the issue, it was referred to the manufacturer over a month ago, but there’s still no estimated resolution time. The sharp wood chips are poking at our feet.

Like: met the timeline from signing to moving in Dislike: Overall quality of home is not good, walls are skew, "orange peel" wall texture poor, roof leaked and I had to convince [name removed] more than once to repair, door latching bad, had major disagreement with [name removed] regarding pulls with options that were not reasonable and as a result i did them myself, water drainage on sides of house and back are poor, felt that we had to really push to get snags identified and resolved, when it rains we hear drip noises in the master bedroom, home inspection identified roof exhaust that was not to code etc...

Upon staying in the house a bit more, the house was not clean in the corners. We have a lot of paint stains on the floors, some blocks (under the counters) arent painted properly.

Overall I liked the quality of the house. Few minor issues but they were addressed eventually. Flooring and roof has been the biggest concerns thus far. It will be addressed soon. Everything else has been minor in nature.

Good: 1. Overall, I like the build quality and also received the same feedback from thirdparty inspection. 2. Timely completion. The house was ready with the same time as mentioned at initial discussions 3. Quality of work: I liked the finishing at every step and looks great after taking good care during every stage of construction except few concerns I had initially which are not addressed 4. Design Center Choices: The design center people are very freindly and helped to choose right combinations Things to improve: 1. Customer interaction: Though I have been receiving prompt response from construction manager and / or sales manager, most (Actually all of) of my concerns left open and any requests denied. (One of simple requests - Change the disk lights color to Daylight from warm. I was told, they don't. During construction, I notified construction manager, that the water pipes looks very rusty where as neighboring buildings have good looking. I was told, that is not problem and they won't make any change) Bad: 1. Customization: We had no major options for house like adding new window or bay area for master bedroom. Change the position of office room with bedroom etc., 2. We missed to add gas connection to backyard and realized during pre-construction meeting. We were told that they can't add at that point even though the construction hasn't started. I requested to file for any amendments if it because of permits and they said, its not possible 3. During third and final design center appointment, we had to travel outside country for family emergency, but the appointment was not rescheduled. so, I stayed back and my wife alone travelled 4. During construction, I raised few concerns about the logs used like they have so many spots and doesn't look clean. The water pipes look very rusty. both of them were not addressed and I was told, it is quiet normal. I compared this with other homes where everything looks good and clean 5. Finance and Closing: During closing we realized [name removed] is putting Environment Cess or development on us for closing cost where are other builders in same community are covering. This has put additional $5,000 for me on closing cost. 6. Post movein support: With in week of our move in, I raised two requests a) Main door is making lot of squeky noise b) Lawn is turning brown in some areas and excessive growth in other areas. Both of them are not addressed saying, it is not covered under warranty. This is with in first week of our move in date 7. Insects and pests: The house is handed over with lot of bugs, insects like spiders, wasps, flies, ants all over the house. We were told, [name removed] is not responsible or won't treat any pests. I believe this is necessary to prevent kids and young children from getting impacted. 8. Additional items: We accidentally put luggage on attic causing damage to our ceiling in garage. This is our mistake to put heavy items on drywall. But it would be nice, if [name removed] provides proper attic where we can put some luggage. There are three attic areas mentioned but only one has wood and it is occupied by AC machines. rest two are open and is not useful. The damage we caused still open and told it is not covered under warrantly and they can't help with this. I am not expecting to cover under warranty but helping customer with this type of small fixes makes home owners more relaxed. 9. Grout and Countertop ceiling: It would be really good if [name removed] takes care of ceiling grouts and countertops to avoid burden on home owners as soon as they move in.

Wood Quality used is very poor, it does not look like a million doller home, some of the issues are still persistant, trouble with bathroom flush it works some times and some times it does not. Glass windows are not clean when home was delivered, floor was having paint stains. there is no quality check before giving home to customer.

As I've discussed in previous surveys, the sales --> construction --> close --> post move-in processes were a bit of a mess, with our sales representative communicating poorly (we understand she has since been terminated), our close date getting moved around and rescheduled multiple times, and a great deal of work still needing to be done on the house post move-in. Our experience has generally improved since then - the post move-in warranty/work order system has been more smooth.

I disliked that warrant process , they are not responsive I have many issues need to be fixed and it’s not fixed fast enough , for example electricity problem took 5 days to have electrician come to my house I can’t use dryer and oven With my previous house in San [name removed] builder was very responsive and I actually I did not have many issues with my house as this house [name removed] from sales was very helpful when I talked to him and helped to get warranty people to respond If you want people to have better experience , warranty response should be faster

I love the fact that they build the most beautiful homes in the neighbourhood. Too many little little issues came up after the closing. They were almost fully addressed, but required a lot of work and coordination on my side.

The sales agents for [name removed] seemed to have zero authority, didn’t like how rigid they are. Would go with [name removed] next time because of the more adaptability and flexibility. Also hate how quality has gone done on all aspects of construction but the price has gone up.

I love the Southgate Home team and the beautiful house that they built. The warranty service is also great. However, since we moved, we had issues with touch-ups, cabinets, walls, shelves falling down, electrical issues, scratches on windows, missing items, broken shower head etc. The reason for not being fully satisfied is why do I have to deal with these and why were these not addressed before we moved in? Even better, why not a better job and inspection was done during construction to begin with. I just feel like if I raise an unsatisfactory issue, it is fixed. But if I don't have time or not ask for it to be fixed, I end up with a faulty product.

We had a unpleasant experience during the contract phase and were put last in line due to the date we entered in to contract. We had 4 different builders throughout the process. There were major cracks in our back and front patio slabs which we had to negotiate to have covered. [name removed] has been wonderful resolving all the issues that the builder left for him to correct.

Working with Sales manager [name removed] has been a fantastic experience. He was on top of my every thing and gave prompt responses. He showed great empathy and escalated to the leadership for answers and when construction progress was slower after my home had water leak incident during construction. [name removed], the building contractor, displayed a consistently rude and unprofessional demeanor throughout my home buying experience. His tendency to avoid responsibility was the primary cause of my dissatisfaction. Whenever issues arose, his response was dismissive, claiming that the homes were not customized and that I should expect only a certain level of quality for the price. When I raised concerns about acid stains in the garage, he simply stated that nothing could be done. In contrast, a friend who closed on a home at Light Farms on the same day encountered a similar issue, but their contractor took ownership and promptly resolved it with a coat of epoxy. Furthermore, the flickering light in the range hood remained unresolved, with [name removed] brushing it off as a common occurrence. During an inspection appointment a couple of weeks prior, he inundated me with information, leaving me overwhelmed. When I requested to recap my understanding before closing, he refused, stating it would only be done once and that my opportunity had passed, offering no assistance. There was a squeaky noise in the media room and his answer was that some people expect everything to be perfect. It is unfortunate that Southgates homes, claims to be a luxury home builder but the customer facing teams seem to be believe they sell sub standard homes. On the flip side, [name removed] and [name removed] from the sales team were exceptionally supportive. Despite [name removed] being on vacation during my contract negotiation phase, she made certain that I had all the necessary assistance to successfully navigate the process and meet deadlines.

The only dislike (outside of [name removed]'s control) is the trades that come to do the warranty work/repairs do not always call when they say they will or require follow up calls to get on their schedule. They also do not provide courtesy calls when they are on their way, so daily interruptions can become burdensome when working from home.

First of all no attention to detail, no body cares what the buyer wants. There is no point in a buyer building a home from scratch. There were lot of hassles from contract to closing and post closing. My previous home is from a less popular builder whose build quality is far much superior compared to southgate home. Each and every issue had to be repeated several times until it is heard. Do you image a home’s roof leaking and engaging the fire alarm and water dripping from the ceiling within 3 weeks of closing. Highly not satisfied with quality, workmanship, attention to detail. Spending more than a million and year full of effort on a new home with this quality is not worth the dime. Not a very good interiors company that southgate has tie ups with …..Highly highly disappointed

Despite [name removed] being on vacation during my contract negotiation phase, she made certain that I had all the necessary assistance to successfully navigate the process and meet deadlines.

First of all no attention to detail, no body cares what the buyer wants. There is no point in a buyer building a home from scratch. There were lot of hassles from contract to closing and post closing. My previous home is from a less popular builder whose build quality is far much superior compared to southgate home. Each and every issue had to be repeated several times until it is heard. Do you image a home’s roof leaking and engaging the fire alarm and water dripping from the ceiling within 3 weeks of closing. Highly not satisfied with quality, workmanship, attention to detail. Spending more than a million and year full of effort on a new home with this quality is not worth the dime. Not a very good interiors company that southgate has tie ups with …..Highly highly disappointed

Warranty service/customer care service is NOT very good. It has been almost 5 months but no one has come for the warranty orientation despite requesting several times and when invited in the phone behaved very rudely and unprofessionally. Our HVAC system is not working properly (not cooling) despite one time repair. Again, we raise ticket but no come came to fix this issue. Our doors are still not taken care of it does not retract strong enough and latch its own unless it pull it with force. We had few yard station not receiving water properly. A guy came and suggested few steps to take care of and we did take care of those steps, however, it is still not working. These are all at least few items which needs to be taken care of by the warranty people promptly but it is disappointing to see that these basic things have not been taken care of yet!

The wood planks on the floor are developing holes. After the [name removed] warranty team and the installer reviewed and confirmed the issue, it was referred to the manufacturer over a month ago, but there’s still no estimated resolution time. The sharp wood chips are poking at our feet.

Wood Quality used is very poor, it does not look like a million doller home, some of the issues are still persistant, trouble with bathroom flush it works some times and some times it does not. Glass windows are not clean when home was delivered, floor was having paint stains. there is no quality check before giving home to customer.

I love the Southgate Home team and the beautiful house that they built. The warranty service is also great. However, since we moved, we had issues with touch-ups, cabinets, walls, shelves falling down, electrical issues, scratches on windows, missing items, broken shower head etc. The reason for not being fully satisfied is why do I have to deal with these and why were these not addressed before we moved in? Even better, why not a better job and inspection was done during construction to begin with. I just feel like if I raise an unsatisfactory issue, it is fixed. But if I don't have time or not ask for it to be fixed, I end up with a faulty product.

The only dislike (outside of [name removed]'s control) is the trades that come to do the warranty work/repairs do not always call when they say they will or require follow up calls to get on their schedule. They also do not provide courtesy calls when they are on their way, so daily interruptions can become burdensome when working from home.

Like: met the timeline from signing to moving in Dislike: Overall quality of home is not good, walls are skew, "orange peel" wall texture poor, roof leaked and I had to convince [name removed] more than once to repair, door latching bad, had major disagreement with [name removed] regarding pulls with options that were not reasonable and as a result i did them myself, water drainage on sides of house and back are poor, felt that we had to really push to get snags identified and resolved, when it rains we hear drip noises in the master bedroom, home inspection identified roof exhaust that was not to code etc...

As I've discussed in previous surveys, the sales --> construction --> close --> post move-in processes were a bit of a mess, with our sales representative communicating poorly (we understand she has since been terminated), our close date getting moved around and rescheduled multiple times, and a great deal of work still needing to be done on the house post move-in. Our experience has generally improved since then - the post move-in warranty/work order system has been more smooth.

We had a unpleasant experience during the contract phase and were put last in line due to the date we entered in to contract. We had 4 different builders throughout the process. There were major cracks in our back and front patio slabs which we had to negotiate to have covered. [name removed] has been wonderful resolving all the issues that the builder left for him to correct.
