Construction manager was difficult to deal with. There are so many cosmetic issues with our paint, stove being not level, paint splatters on shelves, cabinets not level, faulty seal in front window.

1. Texture in most of the place was very badly done - This is was not fixed during closure stating that's very normal nothing can be done. 2. Most of the walls are not 90degree - Similar response from the builder We worked with the warranty services to get some other issues fixed and I have another 7 months to see how the response is going to be. So far the response is good and for some issues, I was asked to wait till the 11th month.

Like 1. Sales team ([name removed]) 2. Architectural design to provide consistent flat ceiling across the house. 3. Builder ([name removed]) Dislike: Quality of vendors - especially ([name removed] work, Flooring, Painting, sheet rock) Many walls are not straight, especially most of the windows support walls are not straight. Flooring material is very poor quality and its delaminating and peeling off. [name removed] cracks were fixed once, and it again cracked in the same place. I am worried about the quality of work. I am happy to get into a call and also happy to demonstrate the problems i am going through in the house.

[name removed] was on point and meticulous, which is something that we appreciate going through the new build process for the first time. We bought a new and used house in the past but never one in the early stages of development. I liked the quality of the home build, design and working with [name removed] the sales manager. Didn’t like the inability to make any changes throughout the process even before construction started. From not being able to add uplights, being told I couldn’t have a side yard exit door in the garage or outdoor fireplace or sink only to see all three of those items in other [name removed] homes in the neighborhood that closed in the same timeframe. Also didn’t like the design center process. 9 hours is really just enough time to make selections. It should have been highlighted that an interior design consultant or paying for extra design center hours would probably be needed given the limited time allotted and amount of selections that needed to be made. At the very least some additional time just to walk around the design center and review the options available. Also don’t understand why 42” bathroom lower cabinets are even offered. I went with the taller cabinets not realizing they were 6 inches taller which makes them very awkward to use for anyone shorter than 6’6”.

Like: Good construction quality Some of quality issues those were fixed immediately after handover Dislike: Electrical wiring has lot of issues and I am afraid it might cause more problem in future Flowerbed soil quality and backyard leveling is very poor - require redoing. I am not sure if it is included in warranty or not. One specific appliance has caused an unrepairable problem and we have been asked that we have to live with it - Cooktop Exhaust makes airflow noise which is disturbing.

Our overall experience is very satisfactory. Very professional sales agent and contractor. Our sales agent [name removed] was kind and patient whenever we had questions or clarifications. She was always available whenever we needed. Our contractor [name removed] was very thorough in all aspects of the house. We are much satisfied with his work. All the sessions with him were very informative. He clarified all our doubts elaborately and patiently.

Only concern i have is - My back yard was not levelled properly and lots of highs and dips... I raised this but not addressed. Would really appreciate if that can be addressed...

[name removed] basic options were not available during the design center and build phases. Example - no option to switch disc lights to daylight, no option to add blinds / shades causing a lot of pain during the process. There are more such examples like drawers in bedrooms etc

Took over 18 months to build. Wouldn't have been an issue if southgate was upfront about the timeline. Initially was told 9-10 months, and then it kept changing. Which affected our moving plans 3 times. Had 4 different project managers.

We’ve had quite a few issues needing repair, and some multiple times. While the warranty department has been responsive, it seems the workers do the bare minimum first rather than fully fixing the issue the first time, resulting in multiple claims and service calls (ie the same windows had to be repaired 3 different times with “quick fixes” before the proper repair was approved).

[name removed] construction manager was awesome to take care even the minor issues with importance. He was so patient to hear our concerns and solve them or provide reasonable explanations.
