I have been in my home for 6 months and have had an overwhelming amount of humidity in the home. I had to buy a large dehumidifier and run it 24/7 to keep humidity in check. Ideal homes doesn’t seem to know how to fix this problem and do t seem overly concerned. I have tested the home for mold and it came back positive.

My house has had very high humidity levels since I moved in. Without a large dehumidifier the humidity will climb to over 65% which makes the home very uncomfortable. The finish work is also not good. The baseboards in many places are about 1/2” off the ground. The floor tile is uneven and not laid properly. The house was filthy when we took possession of it.

I really liked [name removed] and his upbeat attitude about helping us. Unfortunately we did a walk through and noticed some areas that needed cleaning. The house was not cleaned again prior to us moving in. Due to the cleaning not be done a crack in the fiberglass tub was overlooked. The crack has now been repaired.

the overall quality of the house and finishings was not to the cost we had paid. Floor tiles covered in grout specs through the house. cabinet paint job poor. Unlevel floor even after paying for rebar and expensive tile. Trims are not flush with floor. Grading outside means a vast amount of water flows to the side of the house rather than to the street. Water settling has also caused fence post hole to loosen and the the fence to lean over. Garage floor epoxy coating looks rough. Sod was laid over weeds which had lead to a vast amount of weed treatment/money spent correcting. Bathtub faucets not straight. Customer care has helped correct some or offer additional items due to all of the above issues which we appreciate. The main item outstanding is large pockets of water settling and the leaning fence due to the grading of the land.

I have a river of mud that flows through my backyard every time it rains. I was originally promised a retaining wall and that something would be done to keep mud and water from coming under our back fence. Nothing has been done and the situation is getting worse and worse. I have left messages but no one is calling me back.

Most of us who buy new homes come to you after living in an apartment and don't have experience with building a house. We expect to be given that guidance from you. Except for the master walk-in closet, other closets are so dark, you can hardly see what is inside. I wish the interior designer had advised me to put in a light inside each of those closets. The laundry rooms ideally need to have at least a utility sink and some of them including my laundry room have the space for it, but we were never given that recommendation. I did ask about it but it was just brushed away because you don't offer that. With just an additional 3 feet in length, the breakfast nook can easily accommodate a full dining table where families with adult children and grandkids can sit together for a meal. Your homes don't encourage family unity for those who don't have the money to buy bigger houses and that is wrong. My master bedroom is always cold and when the AI techs checked, they said the roof should have been extended forward to accommodate the AC/heat vent by the window but it was not, so your guys put the vent away from the windows, toward the inside by the ceiling fan, so my master bedroom is going to be constantly cold. Your builders also did a slipshod job with the floor. I can feel the floor boards coming up and then settling down in several places when I walk barefoot inside the house because the floor is not even. They only fixed two places where it was pretty bad. There is a crack going right in the middle of the back patio from the wall to the end of the patio. I want this fixed properly before my two years is up. I entertain friends from Oklahoma and surrounding states. They have all remarked about this crack and not fixing it puts YOUR reputation that at stake, not just in Oklahoma, but in other surrounding states. Every time there is a bit of wind, the house is VERY LOUD and this is a complaint from ALL home owners in the neighborhood. It might behoove well for you to do some research on this and find out what you can do about it. It is also highly disappointing to note that whoever did the design of the community roads had no proper idea about community design. You broke our street into two right in the middle. Midland Valley becomes Wister Road in an unclear method and confuses delivery people and the post to no end for those living in the middle of this partition. Streets should be divided and new streets named after clear delineation and the ideal locations are intersections with streets starting from intersections, NOT in the middle of a street! House numbers in the community don't make sense either. I can't imagine the nightmare delivery folk and the post have when coming to our neighborhood. There is ALWAYS someone whose parcels are delivered to the wrong address and the fault lies directly on your doorstep. You should also have offered to put in a concrete pad for trash bins in the neighborhood for all houses to make the neighborhood visually appealing. That would have given points to you as a builder in the eyes of those looking for a new house. The neighborhood area is quite hilly and trash bins on the side look as they are about to fall in many of the houses. They make the neighborhood visually unwieldy and unappealing. I hope there is someone who will take all of this seriously and do something about it. Disregarding it is to your business detriment anyway.

The only dislike I had with the purchase of the home was the actual moving in and all the paperwork to sign. Those are with every purchase of a home. Ideal Homes treated us great throughout the process.

Customer service is not what you term quality service. I never expected the builders to fix the shower door to open towards the only broad wall that could hold a short towel bar. A customer should not have to prod the builder for every single building matter. I would have thought that builders had enough common sense to have the door open towards the narrower wall especially for plans that does not have wall room on both sides of the shower stall for a towel bar. I requested that the door frame be re-fixed upside down (it looks a standard shower door that can go both directions) so that the door opens towards the narrower wall allowing me to fix a towel bar. Disappointingly, I was told that the door can only be re-fixed the other way which does not make any sense as it would strike a potential towel bar every time it was opened.

I dislike the lack of communication for options available during the design phase; such as it would have been nice to know the garage could have been extended. The craftsmanship is subpar and obvious that the house was built with speed of completion in mind and not quality of work. Example, the flooring in numerous areas of the house has a hollow sound were there is empty space between the plank and the concrete. Several areas of flooring are actually coming up. Tile work in bathrooms has the grout cracking and separating. We removed a light fixture to replace it just to find a large hole in the ceiling next to the light box that was simply covered up with the light housing. We’ve had issues with the roof not being shingles properly the first time. The list goes on. During the blue tape inspection many things were addressed that needed to be fixed but never were fixed. However, I like the overall look of the home.

The finish work in my home is terrible. The baseboards are way to high leaving huge gaps underneath that they filled with black caulk. The tile is completely filthy and I was told no one would be out to fix tile for at least a month.

Having worked with [name removed], she was responsive upon conducting our house walk-through and review. While a majority of issues were followed up with customer care team members (painting, dry wall fixes), a few follow-up items were not addressed. As a homeowner, when these walk-throughs are completed, it would be nice if there could be a summary sent along post walk-through. By having a reviewable list, it would ensure that each matter is addressed thoroughly.

At contract signing we were given a date of August for move in once we picked out lot and signed and we’re told it would be 4 weeks to get to the design center. It ended up being almost 3 months until we went to the design center. From there construction moved quickly, but we went to the house at least once or twice a week to check progress. Through these checks, we found missing electrical components, incorrect tile, incorrect cabinets, incorrect paint colors for all doors, and general lack of communication between Ideal and us in terms of progress, timeline updates and resolution of issues. The biggest issue was our cabinets were incorrect and nobody notified us that the cabinets “could not be installed due to sloped ceiling”, when in fact we had no sloped ceiling. This led to even further delays. [name removed], the builder, remained in constant communication and was amazing in helping to fulfill our vision and do his best to keep us on track. We ended up closing 3 months behind schedule.

Quality does not seem as important as cost and schedule. Some walls are not square, there were numerous defects when we moved in that should have been caught by IDEAL, there is still "possibly" a workmanship problem with the two windows in the front bedroom.

IdealHomes’ team has done a great job at explaining the process and updating us during the construction stage. They are prompt to solve any emergencies we have after moving into the house. Attention to detail is there but some of the items from the blu-tape stage were not fixed.

I sent an email about some problems with my home on May 5th. The electrical was taken care of once I received a call three or four weeks later. Problem was the call was un-related to my electrical or window problem. Yes the electrical has been fixed. But my window problem has received zero attention. Since I have moved in the foundation has made its normal transition and as a result many of my cubbord doors do not close properly.

The people we interacted with us always been extremely nice and understanding. The overall look of the home is exactly as we envisioned it. It was more so a few major hurdles that had ruined our experience as outline below: Some of the finishes we had selected had been mixed up with others and we had to bring this to attention. (Knobs, hearth being added although we selected no, additional side garage concrete was not installed until brought to attention) The workers had consecutively consumed alcohol during the majority of the construction phase. We was told it was children and that it would be addressed however this definitely wasn’t the case. The paint quality of the cabinets was on par with our previous rental apartment, not that of a $300k home. After multiple requests the paint touch ups made it a lot better. With how much needed to be corrected moments before closing we felt pressured to settle for two small extras such as gutters all around the home and a poorly done epoxy garage floor. This was in place of replacing the majority of the tile floor that is extremely unlevel. If we had the opportunity to decide again we would have requested the entire floor is replaced as furniture doesn’t sit flush along with siding that isn’t level with the floor. Beside not being level there is still a large amount of grout stuck to the surface of the tiles that we are having to chisel off. The sod in the back was laid over the top of weeds rather than removing the weeds first. We have pictures of this. This had caused our back yard to be overrun with weeds and I have had to put in multiple hours to remove the large weeds from the roots. I can’t express how bad it was and there is now multiple sections of dead grass and weeds. I was told nothing can be done about weeds which I respect they would likely grow at some point. However to lay new sod directly over large established weeds had baffled us. The only other items that come to mind is: After closing the keys did not open the front door. Someone had to come out to recut the keys. The stove not being connected when we closed. We went to cook on the weekend and couldn’t because there was no plug hooked up to the stove. Apologies to sound so negative but I hope you can appreciate how these items all added up and had turned what we anticipated to be an amazing experience into a mediocre one.

Customer care service has been great for the most part, but we recently discovered that our outside garage lights don't come on with the switch inside. We had to ask our neighbors how they turned their lights on. We reported it and never heard back.

Most of the process was smooth. We liked the orientation part, it was helpful. There was a problem with the inspection but that wasn't Ideal Homes fault. Some of the "blue tape'' spots that were initially marked at walk-through were not painted - we hope those will get fixed later in the process (60-day meeting). We have had some minor issues with our grass being destroyed while putting in the neighbors grass. The builders of the other houses going up are very messy and leave trash and nails in the street and sidewalks.

AT&T said they no longer use the CAT 5 cables Ideal Homes charged from us but no update given on that and we ended up paying for it for nothing. It is also our forever home so we should have had a say in the choice of trees for our front yard but we were not given that choice while our neighbors were given that choice.

[name removed] has been a fantastic and reliable resource throughout the whole process, especially given that we were moving from across the country. We did not enjoy the Design Center process, as we felt a single in-person meeting with [name removed] was rushed and inadequate. Also, we had multiple issues with our selections not being transposed correctly, which were then had to be fixed by [name removed] during the building process. The lack of availability of options, such as brick and backsplash, during the Design Center phase partially detracted from that experience. [name removed] was absolutely amazing to work with throughout the building process. We appreciated his reliable and consistent communication.

Everything is just well done for this price point. We’re building another home with a custom builder. And we’’re copying some of this Ideal home.

My house has had very high humidity levels since I moved in. Without a large dehumidifier the humidity will climb to over 65% which makes the home very uncomfortable. The finish work is also not good. The baseboards in many places are about 1/2” off the ground. The floor tile is uneven and not laid properly. The house was filthy when we took possession of it.

the overall quality of the house and finishings was not to the cost we had paid. Floor tiles covered in grout specs through the house. cabinet paint job poor. Unlevel floor even after paying for rebar and expensive tile. Trims are not flush with floor. Grading outside means a vast amount of water flows to the side of the house rather than to the street. Water settling has also caused fence post hole to loosen and the the fence to lean over. Garage floor epoxy coating looks rough. Sod was laid over weeds which had lead to a vast amount of weed treatment/money spent correcting. Bathtub faucets not straight. Customer care has helped correct some or offer additional items due to all of the above issues which we appreciate. The main item outstanding is large pockets of water settling and the leaning fence due to the grading of the land.

Most of us who buy new homes come to you after living in an apartment and don't have experience with building a house. We expect to be given that guidance from you. Except for the master walk-in closet, other closets are so dark, you can hardly see what is inside. I wish the interior designer had advised me to put in a light inside each of those closets. The laundry rooms ideally need to have at least a utility sink and some of them including my laundry room have the space for it, but we were never given that recommendation. I did ask about it but it was just brushed away because you don't offer that. With just an additional 3 feet in length, the breakfast nook can easily accommodate a full dining table where families with adult children and grandkids can sit together for a meal. Your homes don't encourage family unity for those who don't have the money to buy bigger houses and that is wrong. My master bedroom is always cold and when the AI techs checked, they said the roof should have been extended forward to accommodate the AC/heat vent by the window but it was not, so your guys put the vent away from the windows, toward the inside by the ceiling fan, so my master bedroom is going to be constantly cold. Your builders also did a slipshod job with the floor. I can feel the floor boards coming up and then settling down in several places when I walk barefoot inside the house because the floor is not even. They only fixed two places where it was pretty bad. There is a crack going right in the middle of the back patio from the wall to the end of the patio. I want this fixed properly before my two years is up. I entertain friends from Oklahoma and surrounding states. They have all remarked about this crack and not fixing it puts YOUR reputation that at stake, not just in Oklahoma, but in other surrounding states. Every time there is a bit of wind, the house is VERY LOUD and this is a complaint from ALL home owners in the neighborhood. It might behoove well for you to do some research on this and find out what you can do about it. It is also highly disappointing to note that whoever did the design of the community roads had no proper idea about community design. You broke our street into two right in the middle. Midland Valley becomes Wister Road in an unclear method and confuses delivery people and the post to no end for those living in the middle of this partition. Streets should be divided and new streets named after clear delineation and the ideal locations are intersections with streets starting from intersections, NOT in the middle of a street! House numbers in the community don't make sense either. I can't imagine the nightmare delivery folk and the post have when coming to our neighborhood. There is ALWAYS someone whose parcels are delivered to the wrong address and the fault lies directly on your doorstep. You should also have offered to put in a concrete pad for trash bins in the neighborhood for all houses to make the neighborhood visually appealing. That would have given points to you as a builder in the eyes of those looking for a new house. The neighborhood area is quite hilly and trash bins on the side look as they are about to fall in many of the houses. They make the neighborhood visually unwieldy and unappealing. I hope there is someone who will take all of this seriously and do something about it. Disregarding it is to your business detriment anyway.

I dislike the lack of communication for options available during the design phase; such as it would have been nice to know the garage could have been extended. The craftsmanship is subpar and obvious that the house was built with speed of completion in mind and not quality of work. Example, the flooring in numerous areas of the house has a hollow sound were there is empty space between the plank and the concrete. Several areas of flooring are actually coming up. Tile work in bathrooms has the grout cracking and separating. We removed a light fixture to replace it just to find a large hole in the ceiling next to the light box that was simply covered up with the light housing. We’ve had issues with the roof not being shingles properly the first time. The list goes on. During the blue tape inspection many things were addressed that needed to be fixed but never were fixed. However, I like the overall look of the home.

The number of settling cracks in the concrete and the number of sheet rock screw heads that are working their way to the surface on the walls and ceiling.

Quality does not seem as important as cost and schedule. Some walls are not square, there were numerous defects when we moved in that should have been caught by IDEAL, there is still "possibly" a workmanship problem with the two windows in the front bedroom.

Mentioned a problem with living room ceiling fan at the 6 month checkup and was supposed to receive a follow up on it. Never happened and still has a problem.
