Backyard has a steep drop off as part of the property not shown on the original plan. With as much dirt that they hull away all the back yard space should be usable and flat. It should not be on the owner to pay for dirt and to built up a wall.

My garage door stopped working and I need your service guys stop by to check that out? Your help is greatly appreciated."..never got any response from him, lucky I figure out the garage door's switch tripped and solved the problem..

Did not like how items that were not fix during the construction phase never got addressed. Did not like has my backyard has s 90 drop-off and it was not made level. with all the sand and dirt available the backyards should all have the same useable space. I should not have to pay to fix a problem that should have never existed.

From my first visit with land sea rep [name removed] everything was went good , my only negative is with Firstservice residential they are hard to contact and are very rude on the phone not only to me but neighbors as well , especially when when dealing with women they do not respect.

Matt Winborn was my construction manager for my Ridgeview house, and I consider myself very fortunate to have worked with him. Throughout the build, we conducted inspections nearly every other week, covering every phase—pre-foundation, framing, pre-drywall, and the final stages, with follow-ups to ensure all fixes were properly addressed. The inspections were carried out by highly qualified home inspectors, and Matt was always accommodating, addressing any issues within just a couple of days. Matt is an exceptionally conscientious and responsible construction manager, with a deep understanding of how to build a quality home. He takes personal responsibility for resolving issues, which I found incredibly reassuring. On multiple occasions, I would email him with a concern, and just a few hours later, I would see him on-site, personally fixing the issue. For example, he ensured that the rebars weren’t touching the pipes during foundation work. On a personal level, Matt is approachable, respectful, and easy to work with. Unlike many construction managers who often become overwhelmed with their workload, Matt was consistently responsive to my texts and emails in a timely manner. What impressed me most was how Matt handled challenges. We raised several concerns throughout the process, particularly related to the foundation and framing. While many construction managers might become defensive or uncooperative with type of requests that we made, Matt remained professional and patient, working closely with us to address every issue. The quality of Matt’s work speaks for itself. The house he built for me withstood the recent Hurricane Milton with no signs of damage or leaks. The same applies to my brother’s home at 14421 Crestavista Ave and my neighbor’s home at 14613 Erica Ave, both built by Matt (14421 - by Matt and Josh). I take this as a testament to the craftsmanship and care Matt puts into his projects. Having built several homes in Central Florida, I can confidently say that Matt Winborn is the best construction manager I’ve worked with. I’m glad that Landsea hires and promotes people like Matt to such important positions. Thank you, Matt!

Hello . Initially, the painting inside the house was not done so well. The smart home devices were installed and were of poor quality. helped the door, thermostat, and switches. sent a smart home package, sent the wrong devices. They came from Best Buy to install smart home devices, he said. that the wires were not connected. there were a lot of flaws before closing. when you contact one department, they direct you to another department and just like that, they redirect you back to the department you called the first time. If we talk, we can say a lot. my rating is out of 10-5.

1st, Every single home in [name removed] has improperly installed sod. They placed sod on top of highly compressed sand, that is full of the workers trash, (which we found glass bottles, styrofoam containers, soda cans, and large pieces of metal flashing). So pretty much unless we all take up our sod, properly till the sand underneath and or add topsoil, this entire neighborhood is going to look like crap as it already does. And on top of that soon we will all get HOA violations for crappy looking yards. [name removed] replaced a small section of sod for me because I begged. So they replaced a few pieces and when I asked for just three more pieces because there was still some dead pieces, they refused even though they had the pallet in my apron. When they were done they threw the rest of the sod in the dumpster anyway. 2nd, the contracted companies [name removed] uses, American Builders Supply especially are the WORST. They have no idea what they are doing and some work we had done had to be done multiple times because they just couldn’t get it right. So for all of that I would not recommend [name removed].

I asked for only a couple things so far from warranty. I have been waiting for someone to fix a window for a few weeks now. I asked for pavers to be replaced that had paint drips and overspray on them from the “rush” work that was done to the home to meet a closing goal [name removed] had. So, no not satisfied.

[name removed] made the purchasing process very smooth and [name removed] and [name removed] were very quick to help us rectify any issue that we had. - I like that this house was built with quality in mind. Everything just works and looks nice. During our first hurricane season, we experienced [name removed] and did not experience any noticeable damage or leaks. We saw that many Pulte homes were having these issues. During the one year walkthough, there were not even cracks from settling, which shows an attention to detail. - I like the master bathroom, especially the shower, toilet, countertops, and walk-in closet, but all of it looks really nice. - I like the tiles throughout the house. I guess the grout will be hard to clean, but the tiles look and feel good and like good quality. - I like the bahia grass choice for the backyard for the water savings, drought resistance, and ease for picking up dog waste. - I like the 3-section sliding glass doors at the back of the house; especially with the view of the park and sunsets. - I like the no-glass, solid front door. - I like the kitchen cabinets and hardware. - I like the kitchen island and counter tops, although I'd prefer a larger sink. - I like the counter spaces in the hallway, and near the door to the garage. ----- - I dislike that it is missing gutters, particularly since this is an area that experiences heavy storms. - I dislike that it is missing pest control ports in the walls, particularly since this is an area with lots of insects. - I dislike the oak trees on such a small property. It's only a matter of time before this becomes an issue. For example, the dwarf palm trees seem like a better choice. - I dislike the kitchen faucet; it feels cheap. - I dislike the kitchen stove; it seems cheap for such a nice house. - I dislike that above the stove, there is not ventilation outside of the house. - I dislike the size of the community pool, since there are so many houses/families in the community.

I was told that new cabinets would be delivered to my house, because the ones at my house were damaged. I was told they would be available 3 weeks after closing. 4 months after closing I finally got the cabinets. Also, day two there was a leak in the master bedroom shower. The water went into the downstairs living room. A plumber came the same day and found the problem. There was a rubber washer that was torn on initial installation. Plumber did not have a replacement part, but turned the washer around and the leaked stopped. The plumber never came back with a washer that was 100% ok. I am still wanting.

The quality in the terminations of the house is not that great. Too many small things to be corrected after the sale. Add to that, light fixture that are not matched with the faucets in the bathrooms, the design of the stairs steps in my home are very poor and may cause somebody to fall using the stairs. On the positive site, the design of use for my home is great.
