I did feel like our salesperson did what she needed to do to get us into the home. Felt more like a benefit for her than it did ourselves. The initial walk was nice. Felt like we were explained most of what we needed to know. When it comes to customer service, feels mostly like a game of cat and mouse. The mouse being [name removed] customer service reps and us being unable to reach them or get to where we need. The overall experience was average. Not great, not good, not bad, just average.

Nothing gets done. Never get responses in a satisfactory timely manner. Workmanship is not up to expectations. Back door and two windows have spaces in them that insects get it. Woodwork doesn’t even meet the floor in one area. Shower leaks on the floor every time. Grout work is flaking and cracking. My backyard has a 35-40 degree slope that I hurt my ankle and knee on while trying to maintain it. Landscapers won’t even touch it. Your representatives said there is nothing they can do about it. All this stuff is unsatisfactory. Then there is the parking if cars on the street that will make it almost impossible for first responders to make it to their destination on time. There is more, but I think I explained enough.

Builder and realtor (Vero) were 10/10. The mortgage experience and say we were treated by that part of the team was not so great: when we had questions afterwards no one from that team would even pick up.

The driveway still looks terrible. The original driveway is red and they replaced chipped bricks that look orange so the entire driveway looks off. The whole driveway has been dirty and has install marks on many bricks. Many bricks are cloudy still after power wash. [name removed] still gives excuses and the run around for installing a bad driveway. New bricks do no absorb water when the old ones do so they are deteriorating quickly. [name removed] has been very negligent still with fixing this and keeps making excuses.

The warranty was near impossible to work with. There were times I had to reach out multiple times for the same issue; times where I reached out and got no response at all. I was told someone would contact me at the end of the first year to go over warranty items to make sure everything in the house was OK (after I reported issues earlier in the year and was told to wait until the 1-year mark to get it all sorted in one shot). That never happened either and I am now past one year with issues that I was told would be fixed and now aren't. There were also issues with the house that I felt should have been found before purchase. The hot water heater didn't work upon moving in. The AC unit leaked into the dining room and was found about a month after closing. The sales team was amazing and extremely helpful. One time while I was outside the sales rep was driving around, saw me checking something and asked how she could help me.

No one picks up the phone for issues I have regarding problems with the house. Even my neighbors are having the same problem. The problems are minor but the point is to address them. I do like the house.

I have to say that our builder Jeremy is excellent. Our vendor Fabian has been at our service as well. Our overall experience was completely positive from start to finish. These are people that love their job, and care for clients even after closing! I definitely recommend Landsea.

Everyone I've spoken with has been very friendly and professional. It's been great working with everyone. From the warranty end, things do take a while to get fixed. I suppose this is due to using contractors for everything instead of in-house. I've had a few issues and while now fixed, it took a good while and some continued following up to get it taken care of.

1. Garage was cleaned by a company after closing date. There are some area looks scratched on floor and it looks ugly. But nobody ever some to fix that area. So far i didnot start living there yet last time while i visit my home i see the same ways. All others was fixed . 2. Which is very important. A/c unit is upstairs ( 2nd floor) when the system turn whole home start shaking. It make me scare at night time while sleeping.
