Communication on getting something fixed. My house is missing roof vents and the ac needs attention along with the pavers and we are still not getting a response for anyone.

my promises were not delivered to me.. bathroom is not tiled till top and you saw you cannot do it on the day i signed the agreement -would have know upfront I wouldnt have signed for this house even if i looses 30k.. , lawn needs complete revamp because of it un -eveness ... even equipment is leaking water and you guys say it out of coverage...

We never were given any information about the warranty company when we closed, we had a very rough close. I found people on the neighborhood site that told us who to call for warranty, so I have that. We have been in the house six months, and we are still waiting for what they promised us when we closed. They were supposed to paint our Door that they replaced when we moved in and the stucco that they had to fix on the back patio and none of that has been painted.

Seriously. and I'm being honest here.... Hanover is a better builder. I am not satisfied of how my pavers look after it was determined that our grading had to be redone. Its whatever. Land Sea is in the business of making somewhat good homes. but, definitely not what i paid for. not good. i will not use Landsea builder in the future.

I like how responsive [name removed] has been when I call him to report an issue. What I don’t like is how difficult it is to report an issue. Why is there no website for me to report an issue and then type in the details such as issue description, lot number, home addresses etc.?

Starting from purchasing home to closing home. Excellent customer service by sales person, design studio personnel, construction crew, home warranty manager after closing. Quick response and answers to multiple questions without frowning and/or hesitation. Almost weekly or bi-weekly updates through texts or photos of the house under construction. Accommodated closing as per our requested and au XXXXX ious dates. Pre-drywall walkthrough was very thorough and matched all design options. We were very overwhelmed by courteous service by everyone in this process.

Have had plumber out twice but I will say the service rep was outstanding...actually did check on items that we hadn't called in about and fixed....do not penalize him for doing this as it saved a call later...a minor issue the toilet handle was not working like the others...wife noticed it was different righ away...

Build quality is sub par, many items on the check list were not completed as closing was rushed. Ongoing construction around my house caused damage regularly. There was consistently trash all over my yard, mostly people’s lunches, glass, and plastic bottles. Complaints and damage were either not followed up on or addressed in a half assed way. Supervision on the job sight was non existent, it was up to me to inspect after work was completed next door to report property damage. I felt completely disrespected. My property is still damaged after months of conversations. There is no way advertised to escalate past the project manager. I had to complain to the city and threaten insurance claims, name and shame, and legal action to get anyone to address it again after months of conversation where people would say they were going to address it but would not. Completely unprofessional.

I can’t get Casey to come and fix the drainage on the rear of the property that got covered by sand from when it was first built. My pavers is an other issue that Hans then graded correctly.

The sales rep and warranty guy were great to work with with. However the home itself is disappointing from the awful looking landscape to issues with plumbing back ups!

For the cost of this house, and living in it for almost 1 year you can visibly see how the builder did not take their time to make thing look nice, I feel it was more get this built as quickly as possible and move to the next.

Abid has been doing his best to assist with the issues, but the repairs have been taking a long time since there are so many issues and major issues as well. Also, some of the companies contracted to conduct the repairs will either begin the work and not finish it or the repairs are unacceptable.

The warranty number was not accurate and the office we called for service never got back to us. However, one of our neighbors gave us another number to reach out Abid, and his diligence to solve our issues is impeccable. He's very professional and processes our requests in a timely manner (less than a week, sometimes the following day of request)

Abid in Warranty is very responsive to my requests. There however needs to be better coordination of work and some vendors/contractors do not keep their appointments. My biggest concern is the hardiness of the concrete in the house and garage as several hairline cracks have appeared. I understand that there will be settlement cracks but the longest crack appeared a few days after the concrete was poured.

The upside is that they do come out quickly when we call except for this last call about our owners suite being freezing when we had to run the heat over our cold spell in December. We appreciate Mr. Abid having service people come out when our problems seem to occur on the weekends (ex., whole house clogged up twice) but this last time he missed the mark because he was on vacation when we called about our owners suite not getting any heat. We are still waiting for that problem to be fixed. I also appreciated they finally replaced the rusty kitchen sink (really now…a rusty sink in a near half million dollar home, shame on Landsea.) Overall, our complaints have almost all been corrected but not before some ridiculous reason why & trying to talk us into keeping the rusty sink or the bottom of the line rusty bottom stove (which Mr. Abid’s boss came over & cleaned the bottom rust off the stove & blamed it on the (non) care it was receiving. My friend moved in before we were able to move down & she spotted these problems that we obviously missed during our quick walk thru before closing. We need our garage fixed too still but when we moved in just over a month ago, all our boxes went in there so we are feverishly working on emptying the garage so it can be fixed. The house hangs over the bottom bricks in garage. There is also a hairline crack on a floor tile entering the owners suite that needs addressing. Not sure if my friend complained about that, I will check with her. Again overall we have appreciated that someone has been sent out quickly when we’ve called except while our call about the a/c, a service tech was called & he stopped the rattling indoors, the a/c still sounds like it won’t make it with the hard motor sound & then the bang when it shuts off. First a/c we’ve ever had that has sounded like that but must have been made at the same factory where they make brand new rusty sinks.

The upside is that they do come out quickly when we call except for this last call about our owners suite being freezing when we had to run the heat over our cold spell in December. We appreciate Mr. Abid having service people come out when our problems seem to occur on the weekends (ex., whole house clogged up twice) but this last time he missed the mark because he was on vacation when we called about our owners suite not getting any heat. We are still waiting for that problem to be fixed. I also appreciated they finally replaced the rusty kitchen sink (really now…a rusty sink in a near half million dollar home, shame on Landsea.) Overall, our complaints have almost all been corrected but not before some ridiculous reason why & trying to talk us into keeping the rusty sink or the bottom of the line rusty bottom stove (which Mr. Abid’s boss came over & cleaned the bottom rust off the stove & blamed it on the (non) care it was receiving. My friend moved in before we were able to move down & she spotted these problems that we obviously missed during our quick walk thru before closing. We need our garage fixed too still but when we moved in just over a month ago, all our boxes went in there so we are feverishly working on emptying the garage so it can be fixed.
